Every renovation conversation starts in the same place. Before the tiles, before the cabinetry, before the layout sketches, there is one question sitting quietly in the back of your mind: what is this actually going to cost? It is a fair question, and it deserves a straight answer rather than a vague promise to discuss it later.
The honest answer is that a full home renovation cost in Queensland typically lands somewhere between $120,000 and $400,000, and the reason that range is so wide has very little to do with the size of your house. It has almost everything to do with scope, finish level, and how much of the building you are asking to change. A cosmetic refresh of a sound three-bedroom home sits at one end. A full internal transformation with new wet areas, relocated walls and custom joinery throughout sits at the other.
This guide breaks the number down properly. You will find current Queensland price ranges by finish level, a room-by-room view of where the budget genuinely goes, the regulatory costs that most national cost guides never mention, and a worked example of how a $250,000 Gold Coast renovation is actually put together. No filler, no national averages pretending to be local ones.
What Does a Full Home Renovation Cost in Queensland in 2026?
Renovation costs are usually expressed per square metre of floor area, because it is the only measure that scales sensibly across different house sizes. In the Queensland market through 2026, indicative rates sit roughly as follows.
| Scope of work | Indicative rate per m² | Typical total (3 to 4 bedroom home) |
|---|---|---|
| Cosmetic refresh (surfaces, fixtures, paint, flooring) | $2,100 to $3,300 | $80,000 to $180,000 |
| Full internal renovation (new kitchen, bathrooms, laundry, joinery) | $3,300 to $4,700 | $150,000 to $300,000 |
| Premium internal renovation with structural change | $4,500 to $6,900 | $300,000 to $550,000 |
Treat these as planning ranges rather than quotes. Per square metre rates are useful for sanity checking an early budget and useless for anything beyond that, because they assume the bones of your home are sound. The moment a wall comes down and reveals old wiring, termite damage or a slab that has moved, the rate stops describing your project.
For context on how much renovation activity this represents, the Australian Bureau of Statistics reports that alterations and additions to residential buildings account for well over a billion dollars in approved work nationally every month. Renovating rather than relocating is now the default choice for a lot of Australian families, and Queensland is no exception.
Full Home Renovation Cost by Finish Level
Finish level is the single largest lever you control. Two homes of identical size, with identical scope, can differ by more than $100,000 based purely on material and fixture selections. Understanding where that money goes helps you spend it deliberately.
Standard finish. Quality laminate or entry stone benchtops, pressed or vinyl wrap cabinetry doors, mid-range tapware, porcelain floor tiles in a common format, hybrid or engineered flooring through living areas. Everything is durable and well made, with fewer bespoke elements.
Mid to high finish. Engineered or natural stone benchtops with mitred edges, two-pack painted or timber veneer cabinetry, integrated appliances, larger format tiles, feature tiling in wet areas, better tapware and lighting. This is where most Gold Coast renovation clients land, and where custom cabinetry starts to genuinely change how a home functions.
Premium finish. Full slab stone with waterfall ends and matching splashbacks, bespoke joinery throughout, imported tiles and tapware, integrated and concealed appliances, considered lighting design, specialist finishes. At this level, the cabinetry is often the most expensive line item in the entire renovation.
Room by Room: Where the Budget Actually Goes
A full home renovation is not one project. It is a stack of individual room renovations delivered in sequence, and the wet areas dominate the budget because they carry the most trades, the most compliance, and the most fixtures.
Kitchen
Expect the kitchen to absorb the largest single share of a full renovation budget, typically $28,000 to $60,000 for a mid range result and considerably more where the layout moves or the cabinetry is fully bespoke. Plumbing relocation, electrical work, appliances and stone all compound. Our detailed kitchen renovation cost guide breaks this down by scope.
Bathrooms and ensuite
Budget $22,000 to $40,000 per bathroom for a mid-range renovation, and remember that most Queensland homes being fully renovated have two or three wet areas. Waterproofing, tiling and fixtures are the cost drivers, and none of them can be economised on safely. Our bathroom renovation cost guide covers the variables in detail.
Laundry
Often the most overlooked room and one of the best value inclusions in a full renovation, at roughly $10,000 to $22,000. Because the trades are already on site and the plumbing is already open, adding the laundry to a whole home scope costs materially less than doing it as a standalone job later.
Wardrobes, joinery and built-in storage
Walk in and built in wardrobes, entertainment units, study nooks and linen storage typically account for $15,000 to $50,000 across a full home. This is the category where a builder with an in house cabinetry factory changes the maths, because bespoke cabinetry made in-house removes both the supplier margin and the coordination risk of an external joiner.
Flooring, painting and lighting throughout
These items feel minor next to a kitchen and then quietly consume $25,000 to $60,000 across a whole house. Flooring is priced by area, so it scales directly with the size of your home, and full repaints of ceilings, walls, doors and trims take longer than most homeowners anticipate.
The Queensland Costs Most Renovation Guides Leave Out
This is where national cost guides fail Queensland homeowners. Search for renovation costs online and you will find guides written for Sydney and Melbourne, or generic Australian averages that quietly ignore the statutory costs that apply here. Four of them will appear in a properly prepared Queensland quote.
QBCC home warranty insurance
Most residential building work in Queensland valued above $3,300, including materials, labour and GST, must be covered under the Queensland Home Warranty Scheme administered by the QBCC. Your licensed contractor collects the premium and pays it to the QBCC before work starts, and it must be included in the contract price. The scheme protects you if the contractor fails to complete the work or fails to rectify defects, with structural defect cover generally running for six years and six months from the contract date. On a full home renovation this premium is a real line item, and any quote that omits it is incomplete.
The QLeave levy on projects over $150,000
Almost no cost guide mentions this one, and almost every full home renovation triggers it. Building and construction work in Queensland costing $150,000 or more, excluding GST, attracts a combined levy of 0.575 per cent of the total cost of work, which works out to $5.75 for every $1,000. On a $250,000 renovation that is roughly $1,437, payable before a development permit is issued or before work commences. It is not large relative to the project, but it is not optional either.
Building approval and certification
Cosmetic work generally does not require building approval. Structural change, new wet areas, and alterations to the external fabric of the building generally do. Approvals in Queensland are assessed by a private building certifier or by your local council, and certification fees, engineering documentation and any required reports should be budgeted from the start rather than treated as a surprise. Straightforward approvals commonly take two to four weeks.
Body corporate approval for units and apartments
If you are renovating an apartment or townhouse, body corporate approval is a scheduling cost as much as a financial one. Applications take time, wet area works are scrutinised closely, and access, noise and waste removal restrictions can extend the build. We have covered the detail in our guide to body corporate renovation rules in Queensland.
What Pushes a Full Home Renovation Cost Up or Down
Two homes on the same street, both three bedrooms, can quote $80,000 apart. These are the variables that explain the gap.
- Structural change: removing load bearing walls requires temporary propping, engineering certification and steel. Opening a home into a single living space is the most common cost escalation in a full renovation.
- Age of the home: properties built before 1990 frequently need rewiring or replumbing, and may contain asbestos requiring licensed removal. Older Gold Coast stock carries genuine unknowns until walls are opened.
- Relocating wet areas: moving a kitchen or bathroom means moving drainage. Working within existing plumbing points is dramatically cheaper.
- Site access: narrow driveways, steep blocks and canal frontages all add labour hours for material handling and waste removal.
- Number of wet areas: a home with two bathrooms, an ensuite and a laundry costs more per square metre than a simpler layout of identical size.
- Temporary accommodation: a full internal renovation is rarely liveable throughout. Twelve weeks of alternative accommodation is a real budget item.
- Contingency: allow 10 to 15 per cent. On a renovation this is not padding, it is planning.
A Worked Example: A $250,000 Gold Coast Full Home Renovation
Abstract ranges only go so far. Here is how a mid range full internal renovation of a four bedroom, two bathroom Gold Coast home is typically composed.
| Element | Indicative allowance |
|---|---|
| Kitchen, including custom cabinetry and stone | $52,000 |
| Main bathroom | $32,000 |
| Ensuite | $28,000 |
| Laundry | $16,000 |
| Wardrobes and built in joinery throughout | $34,000 |
| Flooring throughout | $22,000 |
| Painting, doors and trims | $18,000 |
| Electrical, lighting and data | $14,000 |
| Design, documentation, approvals and certification | $9,000 |
| QBCC home warranty insurance and QLeave levy | $3,500 |
| Contingency (approximately 10 per cent) | $22,000 |
| Total | $250,500 |
Notice that the four wet and joinery categories account for well over half the total. That is normal, and it is why a renovation quote should always be presented room by room rather than as a single headline figure.
How to Keep Your Renovation Budget Under Control
The renovations that run over budget are almost never the ones that were expensive to begin with. They are the ones that started without a resolved design and a fixed price.
Resolve the design before you start building. Every decision made on site during construction costs more than the same decision made on paper. A full set of documented plans, including a 3D render of the finished spaces, means you are approving a known outcome rather than discovering one.
Insist on a fixed price contract. The QBCC recommends fixed price residential contracts over cost plus arrangements, because cost plus can limit the protections available under the Home Warranty Scheme. A fixed price also forces every allowance into the open before you commit.
Reduce the number of contracts. Managing separate designers, cabinetmakers, tilers, plumbers and builders means you carry the coordination risk, and every gap between trades becomes your problem. A single turnkey home renovation contract puts that risk with the builder instead.
Stage deliberately, not accidentally. If the full scope is beyond this year’s budget, plan the staging up front so services and structure are only opened once. Renovating a kitchen now and knocking out the same wall again in two years is the most expensive way to save money.
Frequently Asked Questions
How much does it cost to renovate a home in Queensland?
A full internal renovation of a three to four bedroom Queensland home generally costs between $150,000 and $300,000 at a mid range finish, or roughly $3,300 to $4,700 per square metre. Cosmetic refreshes start lower, from around $80,000, while premium renovations involving structural change commonly exceed $300,000.
What is the average cost of a full home renovation?
There is no meaningful average, because the figure depends far more on scope than on house size. A useful planning approach is to price your renovation room by room, add design and approval costs, add the QBCC premium and QLeave levy where applicable, then add 10 to 15 per cent contingency. That total will be far closer to reality than any national average.
Is it cheaper to renovate or rebuild?
Renovating is usually cheaper where the structure, roof and slab are sound, because you retain the existing building fabric and avoid demolition and rebuild costs. A knockdown rebuild starts to compete once a home needs extensive structural remediation, or where the existing layout cannot deliver what you want without effectively rebuilding it anyway. The condition of your home, not its age, is the deciding factor.
How long does a full home renovation take?
Allow four to eight months from first consultation to handover for a full internal renovation. Design, documentation and approvals typically occupy the first two to three months, with the on site build running twelve to twenty weeks depending on scope. Structural work, body corporate approval or long lead time materials will extend that.
Do I need a licensed builder for a home renovation in Queensland?
Yes. Building work in Queensland valued above $3,300 must be carried out by a QBCC licensed contractor, and that work must be covered under the Queensland Home Warranty Scheme. You can verify any contractor’s licence directly on the QBCC register before you sign anything, and you should.
Can I include renovation costs in my home loan?
Many Australian lenders allow renovations to be funded through home equity or a construction loan, and most will require a fixed price contract from a licensed builder before releasing funds. Lending criteria vary between institutions, so speak to your lender or broker early, as their requirements can influence how your contract needs to be structured.
Planning a Full Home Renovation on the Gold Coast
Hasl Haus has been renovating Gold Coast homes for more than 30 years, and we do it differently to most. Design happens in house. Cabinetry is manufactured in our own factory. Tiles and fittings are supplied by us. Construction is managed by our own team. One contract, one point of contact, from concept to completion.
That structure exists for a reason. It is the most reliable way we know to give a homeowner a real number at the start and hold it to the end. If you would like to understand what your renovation is likely to cost, the best starting point is a conversation about scope. You can read more about how our process works, or get in touch with our team to arrange a consultation at our Labrador design studio.
